Initial Consultation

Scope, budget reality, timeline. All of it upfront. We ask the questions that matter — how you actually use the space, what your non-negotiables are, what you've already specified and why. We'll also tell you what we've seen go wrong on similar projects. Not to scare you — to protect you.

Design & Materials
"This is where most projects go wrong. And where most contractors stay quiet."
We weigh in on materials before you commit. We flag what won't work. We suggest what will. If you have a designer, we work alongside them — reviewing for constructability, flagging conflicts, helping you understand trade-offs. If you don't, we guide the material and layout decisions ourselves. Either way, nothing gets ordered or built until the spec is pressure-tested.
Outcome
A finalized spec package that's actually buildable — not aspirational.
Planning & Permits
"We handle the paperwork. Permits, setbacks, structural approvals."
We've done this enough times that it doesn't slow us down. We prepare and submit permit applications, respond to department comments, and manage the back-and-forth with the city. If there are utility conflicts, setback issues, or structural surprises in the existing conditions, we surface them now — not during construction.
Outcome
Approved permits in hand. No surprises waiting on the other side of the wall.
Construction

Progress updates when there's something to update. No radio silence. Our crews are consistent — not rotating labor that doesn't know the project. You have a direct line of communication and a clear schedule. When something comes up, you hear about it from us first.
Outcome
A project built to spec, on schedule, and documented throughout.
Final Walkthrough
"We don't call it done until you do. Punch list items aren't negotiable."
Before we consider a project complete, we do a detailed walkthrough together. Every item you identify goes on the punch list. We complete it. Then we walk through again. We don't close out a project and disappear — we stay accountable through the final sign-off.

A completed project, a clear warranty period, and a contractor you'd refer to a neighbor.
